Description
To further advance the recommendations of the Transit-Oriented Development (TOD) Plan that was created in 2005 the RTA partnered with the Village to convene a developer discussion panel. The panel of developers provided guidance to the Village on how to attract development/redevelopment opportunities in their TOD area.
Current Activities
The Developer Panel was held on October in coordination with the Village, the Urban Land Institute and the RTA. The RTA will continue to monitor for any implementation activities and will support implementation as it is able to.

The Discussion was used by the Village to solicit guidance on ways to proactively attract infill development near the Metra Station as well as along the Downtown Main Street corridor

Description

This project assisted the Village with implementation efforts as recommended in their recently adopted TOD plan that was funded through the Community Planning program. A developer panel was conducted with the goal of assisting the Village with several redevelopment sites identified in the plan. Future redevelopment of these sites will capitalize on the proximity to exiting transit facilities as well as help strengthen the vitality of downtown River Grove.

Current Activities

The discussion panel was held on November 18, 2015. The final summary report is complete and can be found in the Related Studies section.

In 2021, the River Grove Station development was completed and began leasing units. The 40-unit multi-family development is located adjacent to the River Grove Metra station in the area designated as "Site 1" in the River Grove Thatcher Avenue Transit-Oriented Development Plan (2014). This site was the subject of the 2015 Developer Panel.

Description

RTA worked with ULI and the Village to coordinate a developer panel to determine a practical approach to creating a financially-feasible, transit-supportive neighborhood of mixed-use commercial and residential development. The project focused will be along the corridors adjacent to the Oakton-Skokie CTA Station and the neighboring high-density multifamily residential neighborhoods. This effort is intended to support the new CTA station, CTA and Pace Suburban Bus services, and the neighborhood's commercial areas.

This discussion was held on July 10th and a summary of this discussion can be found in the Related Studies section.

In 2020, construction began on a $64 million, 153-unit mixed-use development located at the northwest corner of the intersection of Lincoln Avenue and Oakton Street.  Called Highpoint at 8000 North, this development is emblematic of the type of development that Developer Panel participants recommended for the Oakton Street corridor. The Village anticipates that the development will be open for residents in 2022.

Description

This project assisted the Village of Brookfield with a Developer Discussion Panel to gather guidance and advice from development experts. The objective is to attract development to vacant sites and encourage infill development. The Developer Discussion Panel helped the Village determine goals and needs in order to best utilize the land.

Current Activities

The panel was held in August 2018 with members of the Village of Brookfield, ULI Chicago and the RTA in attendance. The Village continues to experience incremental growth near the Brookfield station in the form of new apartment development.

Description

Staff from the City of Des Plaines met with development professionals to conduct a discussion panel on their study area. This involved the local planners acquiring advice, guidance, and feedback on the City's plans and goals for future redevelopment opportunities.

Current Activities

The developer discussion was held on December 6, 2016. A report summarizing the recommendations made by the panelists is included under Related Reports.

As recommended in the report, the City purchased the Des Plaines Theater in 2018 with the intent to renovate and reopen the 95-year old destination. The newly renovated opened to the public again in late summer 2021.

Project Details

Description
This project assisted the City with a developer panel to review the City's existing CBD area plans, analyze the CBD for prospective development, and make recommendations for the City's future efforts to market and enhance the Downtown area. Future enhancements to the CBD will support mass transit with new development and redevelopment in the Main Street Corridor and West Washington Street Area.
