Description
Through this study, the Village developed transit-oriented development plans for two locations along the Metra North Central Line: Deerfield Parkway at Commerce Court and Route 22 at Prairie. This study produced transit-oriented development plans for two Metra stations on the North Central Line in the Village of Buffalo Grove: Buffalo Grove and Prairie View. Current Activities
The study was completed in January 2007. The Village surveyed area employers within the station area in summer of 2010 to identify any needed revisions to Pace Bus Route #626, which serves the station. Upgrades were made to the route shortly after. Funding Amounts by Source

Description
Buffalo Grove was chosen as part of the 2011 RTA Community Planning Program of Projects to create zoning guidelines for both the Buffalo Grove and Prairie View station areas to encourage transit-supportive development.
Current Activities
Updated regulations & design guidelines for both station areas were completed in August 2012. The RTA continues to track development progress in both station areas and to offer implementation assistance when appropriate.

This project assisted the Village with updating the zoning regulations around their three Metra stations focusing primarily on the downtown area. The update reflects land use policies, goals and objectives found in the adopted 2020 Master Plan. The revised zoning code uses the latest form-based methods and theories of development regulation to assist the Village in continuing to transform the environment surrounding the downtown Metra station into a model transit-oriented development.
Current Activities
In January 2017 the Village Board of Trustees adopted the revised regulations into the Village zoning code ordinance and revised the Village zoning map accordingly. Since then developers have been attracted to the area as a place to build new multifamily development because of the revised zoning code. Due to the new Station Area Zoning code developers are now able to build new multi-unit developments near transit by right, without having to get approvals from the Planning and Zoning Commission or the village board. Such developments have been built in the 8900 block of Fairview Avenue and Grant Avenue.

This project funded construction of covered bicycle parking at both the Congress Park and Brookfield Metra Stations. Twenty-four racks were installed at Congress Park and 12 at Brookfield. Description
The RTA partnered with the Urban Land Institute (ULI) to convene a half-day discussion panel of development experts to provide guidance and advice to Village staff. The panel discussed the development climate and potential strategies to prepare for, and attract development to, Village-owned parcels near the Congress Park Metra station. Current Activities

Description
This project assisted the Village of Brookfield with a Developer Discussion Panel to gather guidance and advice from development experts. The objective is to attract development to vacant sites and encourage infill development. The Developer Discussion Panel helped the Village determine goals and needs in order to best utilize the land. Current Activities
The panel was held in August 2018 with members of the Village of Brookfield, ULI Chicago and the RTA in attendance. Project DetailsDescription
The City of Blue Island Transit-Oriented Development study recommended improving the pedestrian environment between the Metra Electric and Rock Island District stations that are located within 500 feet of each other and where significant passenger transferring between the stations occur. The study also recommended providing streetscaping and guidance signage enhancements from the two stations to downtown Blue Island and Saint Francis Hospital, which was renamed to MetroSouth Medical Center in 2008.
Current Activities
The study was completed in May 1999. The RTA recently completed a Phase II Transit Corridor Study which developed conceptual development programs for two parcels in the TOD area; one parcel is an under-utilized parking area Southeast of the Vermont Street Rock Island station and the other is adjacent to the station. Additionally, through an RTA Pilot Project providing implementation technical assistance, a new zoning district called the Uptown Transit-Oriented District was created and formally adopted into the City Zoning Ordinance on June 14, 2012. Project DetailsDescription
Blue Island was chosen as part of a Pilot Project in 2011 to update their TOD area zoning regulations in their uptown (Vermont Street station) area. The zoning updates were completed in 2012.
Current Activities
A new zoning district called the Uptown Transit-Oriented District was created and formally adopted into the City Zoning Ordinance on June 14, 2012. The new regulations can be found here. Additionally the City participated in a ULI Developer Discussion Panel focused on the 119th Street Station area.
