Description
The Village was chosen as part of the 2011 RTA Community Planning Program of Projects for assistance with developer recruitment and solicitation of opportunities in the TOD study area.
Current Activities
This panel convened in July 2012 to discuss potential redevelopment opportunities on City-owned land across from the Metra station. A summary of this discussion can be found below under Study Documents below. The RTA is monitoring progress and will offer assistance with implementation as needed.

Description
The RTA provided assistance to the City of Des Plaines in soliciting guidance and advice from development experts through a half-day discussion panel. This panel discussed the development climate and potential strategies to prepare for and attract development to specific parcels near the the intersection of Lee and Oakton Streets, adjacent to Pace Route 250 and future stations for the Pace Pulse Dempster Line. The goal of the developer discussion was to provide direct insight to local public officials and landowners on the current market for development within the study area and ways in which the City can attract reinvestment adjacent to transit stations. Description
The RTA, in partnership with the Urban Land Institute (ULI) coordinated a panel of development experts to provide input, guidance and advice to the City of Oak Forest as they work to attract TOD in the Oak Forest Metra station area. This Developer Discussion Panel was part of plan implementation efforts related to the Chicago Southland TOD Corridor Planning Study Phase II study that included the preparation of pre-development work and associated market supportable conceptual development plans for a specific development site located in proximity to the Oak Forest Metra station. The Developer Discussion Panel took place on December 10, 2013 and the Summary Report can be found in the side panel under Related Documents. This discussion helped the Village finalize a 60-unit IHDA-funded rental development located along 157th street adjacent to the Oak Forest Metra Station. This project received preliminary approval from IHDA in 2014 and construction may begin in 2015. In 2024 construction was completed of a new mixed-use, multi-family development at 157th Street and Cicero Avenue. Located a brief walk from the Oak Forest Metra rail station and Cicero Avenue Pace bus line in Oak Forest, the community includes 75 apartments and 15 townhouses. Funding Amounts by Source

Description
RTA worked with ULI and the Village to coordinate a developer panel to determine a practical approach to creating a financially-feasible, transit-supportive neighborhood of mixed-use commercial and residential development. The project focused will be along the corridors adjacent to the Oakton-Skokie CTA Station and the neighboring high-density multifamily residential neighborhoods. This effort is intended to support the new CTA station, CTA and Pace Suburban Bus services, and the neighborhood's commercial areas. Current Activities
This discussion was held on July 10th and a summary of this discussion can be found in the Related Studies section. In 2020, construction began on a $64 million, 153-unit mixed-use development located at the northwest corner of the intersection of Lincoln Avenue and Oakton Street. Called Highpoint at 8000 North, this development is emblematic of the type of development that Developer Panel participants recommended for the Oakton Street corridor. The objective is to attract development to vacant sites and encourage infill development. The Developer Discussion Panel helped the Village determine goals and needs in order to best utilize the land. Current Activities
The panel was held in August 2018 with members of the Village of Brookfield, ULI Chicago and the RTA in attendance.
